Looking to make its own mark on the CBD is the newly developed corner at 80 Collins Street, where construction works have been successfully completed this year. The project, owned by Dexus and DWPF, included the upgrade to an existing lobby, an entirely new hotel on Little Collins Street, and a new commercial office tower on Collins Street.
This project melds into the feel of Melbourne with expertly equipped laneway spaces which filter between the new and existing buildings, with a range of outstanding tenancy spaces including luxury retail, cafes and bars, proving a welcome addition as Melbourne returns to normalcy.
This was not a straightforward build, with an office tower requiring refurbishment and extensive lobby upgrades completed while maintaining operations, overlayed with a complex series of tenancy requirements. These requirements created competing demands within the overall program and required PSA to work closely with the QIC/GRE team to identify and prioritise deliverables/ sequencing based on understanding the clients’ driving needs. This resulted in the regular progress monitoring and reporting of the multiple contractual deliverables and identification of the most critical areas of need to reduce delivery risks and uncertainty of forecast actual dates.
Recognising the value PSA was providing, QIC also engaged them to facilitate workshop training sessions for their Project Managers. This saw Director, Garry Smart, lead a group through PSA’s methodology in defining goals and outcomes for a project. Under a post-project review, PSA also looked at lessons learnt with some of the key items identified being the level of design completed prior to contract award, programme risk & contingency consideration and the advantage of undertaking early works.
The QIC/GRE team have successfully completed something here that will be a sure boon to the commercial and retail offerings in this part of the CBD.
